Most approvals come back inside 7-10 business days; we schedule the tear-off after the approval lands, never before. The other Woodlands-specific reality: the original 1980s and early-90s homes here are aging out of their first roof. A lot of the village neighborhoods built between 1985 and 1995 were done with cedar shake - beautiful when new, but expensive and outdated to replace in kind, so most homeowners now convert to architectural shingle or standing-seam metal.
