5 Things to Check Before Scheduling Roof Replacement in The Woodlands

If you live in The Woodlands, you know our heat and humidity are rough on roofs. That Texas sun beats down hard, and our summer storms roll in fast. A lot of homeowners call thinking they need a full replacement when they might just need repairs. Before you pick up the phone, here's what to check.
**1. How old is your roof really?** Most asphalt shingles in The Woodlands last 15 to 20 years if they're maintained. If your roof is under 10 years old, you probably don't need replacement yet unless there's storm damage. Grab your home paperwork or ask your realtor if you bought recently. If you don't know, we can tell you during a free inspection.
**2. Look for missing or curling shingles.** Walk around your house on a clear day and look up. Missing shingles are an easy spot. Curling or buckling shingles mean the roof is getting old and moisture is getting in. A few missing shingles can be patched. But if you see it across a large section of your roof, replacement makes sense. Our Woodlands crews see a lot of storm damage from the spring and summer seasons, so don't be surprised if hail or wind knocked off more than you realized.
**3. Check your attic for leaks or water stains.** Go up into your attic on a dry day and look for discolored wood, mold, or wet spots. Water stains on rafters or insulation mean water is getting through. That's usually a sign your roof has failed in that spot. Even if shingles look fine from below, water damage inside is the real problem. The heat and humidity in The Woodlands make attic moisture worse, so don't ignore it.
**4. See what your neighbors are doing.** If you live in a subdivision like Forest Cove, Grogan's Mill, or Creekside Park, talk to a neighbor with a similar roof age. A lot of homes in these areas went up in the same years, which means roofs are aging together. If several houses nearby have had roofs replaced in the last year or two, yours might be close behind.
**5. Get a professional opinion before spending money.** A roofer who inspects your roof can take photos, show you the condition up close, and tell you straight whether you need replacement or repair. A good roofer won't push you into a job you don't need. We've had plenty of calls where we said, "Your roof is fine for another few years. Here's what to watch." Other times, we find hidden damage that makes the case clear.
